Booking T&Cs

All bookings are subject to the following terms and conditions. 

 

Payment

When a reservation is made more than eight weeks before the start of the rental a deposit equal to 50% of the rental fee is payable at the time of booking and the remaining balance is due no later than eight weeks before the commencement of the rental. Non-payment of the balance by the due date shall be interpreted as a cancellation of the booking by the Client.

When a reservation is made less than eight weeks before the commencement of the rental the full rental fee is payable at the time of booking.

 

All payments should be made by electronic transfer into the bank account specified on the booking form.

 

Period of hire

Unless agreed otherwise, rentals commence at 4:00 pm on the day of arrival and terminate at 10:00 am on the day of departure. Arrival and departure times must be strictly adhered to and can only be varied by express agreement in advance.  

STORE-n-STY reserves the right to make an additional charge for early arrivals and late departures to reflect the additional housekeeping costs that may be incurred.

Use of the property

The number of persons occupying the property must not exceed the maximum number stipulated in the advertised details. Any over-occupancy is considered a serious infringement of the booking terms and conditions and STORE-n-STY reserves the right to terminate the booking without notice and without refund in the case of a breach of this condition.

The property will be used for personal and domestic purposes only. The property shall not be used for any commercial purposes without the express written consent of STORE-n-STY in advance, for which an additional charge may be made.

Care of the property


STORE-n-STY is a privately-owned home and the Client must take all reasonable and proper care of the property and its furniture, pictures, fixtures, fittings, and other effects in or on the property.

 

The Client must leave the property and its furniture, pictures, fixtures, fittings, and other effects in the same state of repair and condition, and in the same clean and tidy condition, at the end of the rental period as they were found at the beginning of the rental period.

 

The property is connected to a shared wastewater treatment plant and no products other than toilet paper are to be flushed down the toilets​ – sanitary products, nappies, wipes, cotton buds etc should all be placed in the waste bin.

 

The Client is also reminded to lock the doors and close the windows when they leave the property unoccupied.

 

Services

 

The total rental cost includes all charges for water, oil, electricity and WiFi. The rental cost also includes bedding, towels (but not beach towels), tea towels and a starter pack of provisions including toilet rolls, kitchen roll, bin bags, tea, coffee, sugar, milk, salt, pepper, washing up liquid, dishwasher tablets and soap.

 

Breakages or damage

If on arrival at the property the Client discovers that anything is missing or damaged then this must be reported to STORE-n-STY immediately, otherwise it will be presumed that the damage/loss was caused by the Client and a charge will be made. The Client is legally bound to reimburse STORE-n-STY for replacement, repair or extra cleaning costs on demand. The Client will notify STORE-n-STY of any breakages no later than the end of the rental period so that arrangements can be made by STORE-n-STY for replacements and repairs, as applicable.

Smoking

Smoking in the property is strictly prohibited. Smoking is, however, permitted outside the property and buckets are provided in the garden for the safe disposal of cigarettes.

 

STORE-n-STY reserves the right to terminate the booking without notice and without refund in the case of a breach of this condition.  In addition, STORE-n-STY reserves the right to invoice the Client up to £500 if there is clear evidence of smoking by the Client or members of their party. This additional charge covers potential loss of income as well as the cost of deep cleaning all fabrics and furnishings to re-present the property as a non-smoking property to future guests.

​Noise

Other residential properties are in close proximity to STORE-n-STY and a zero-tolerance policy on late-night noise applies. All music must be inaudible outside STORE-n-STY after 10.00 pm and outside music is prohibited.

 

Any violation of the rules relating to noise is considered a serious infringement of the booking terms and conditions and STORE-n-STY reserves the right to terminate the booking without notice and without refund in the case of a breach of this condition. ​​

 

Loss of amenity

While all reasonable care is taken to present the property in the best possible condition, insects are a common problem in rural areas, particularly in summer months, and STORE-n-STY will not be liable for any loss of amenity deemed to have been suffered by the Client or guests during the rental period as a result of the presence of insects etc in or around the property.

 

STORE-n-STY will not be liable for any loss of amenity deemed to have been suffered by the Client or guests during the rental period as a result of any noise associated with gardening and/or agricultural activities in the vicinity of the property, or as a result of any activities carried out in neighbouring properties.

 

Right of entry

STORE-n-STY, its employees, and contractors shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

Complaints

Any problem or complaint that the Client may have during their rental of the property must be immediately reported to STORE-n-STY who will endeavour to put matters right. Any complaints not reported to STORE-n-STY at the time but only reported after the Client has departed the property will not be considered by the proprietor.

 

Items left behind

The Client should check the property thoroughly for belongings before leaving at the end of the rental period. STORE-n-STY will make a £10 handling charge, as well as seeking reimbursement for the cost of postage and packaging, if asked to return items left behind. Items left unclaimed will be disposed of after a period of three months.

​Liability

STORE-n-STY shall not be liable to the Client or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental. 

 

If, for whatever reason, the property becomes unavailable or unusable prior to the date of a booking STORE-n-STY will use its best endeavours to find a suitable alternative property. Failing that, STORE-n-STY will reimburse the Client for any monies paid.

 

No term of the contract is enforceable under the Contracts (Rights of The Third Parties) Act 1999 by a person who is not a party to the contract.

 

Cancellation

If on the date of the Client’s scheduled arrival Government regulations prohibit STORE-n-STY from accommodating guests at that time the Client will have the choice of either transferring their booking to an alternative date or receiving a full refund.

 

If on the date of the Client’s scheduled arrival their given address is affected by a Government imposed local/regional lockdown which prohibits them from travelling to STORE-n-STY the Client will have the choice of either transferring their booking to an alternative date or receiving a full refund.

 

If STORE-n-STY cancels the Client’s booking due to a Force Majeure incident the Client will have the choice of either transferring their booking to an alternative date or receiving a full refund.

 

STORE-n-STY strongly recommends that the Client takes out appropriate UK travel insurance to cover them should the Client or any, some or all the Client’s intended party be unable or unwilling to travel to and stay at STORE-n-STY for any other reason including but not limited to illness (including Covid-19); a recommendation or requirement to self-isolate, shield or quarantine; family emergencies; travel delays; a call to jury or military service; or a change in personal or work circumstances. These eventualities are at the Client’s risk and do not give rise to a right to cancel or receive a full refund.

 

Any cancellation made by the Client for whatever reason shall be in writing and sent to STORE-n-STY via email (storensty@gmail.com). On receipt of notice of cancellation, STORE-n-STY will seek to re-let the property for the period of the booking. 

 

If STORE-n-STY or their agents succeed in re-letting the property for the whole period the Client will be refunded all monies paid less an administrative booking fee equal to 5% of the original booking cost. 

 

If STORE-n-STY or their agents only succeed in re-letting the property for part of the original period booked they shall refund an amount equal to the monies paid less rental for the period which is not re-let and an administration booking fee equal to 5% of the original booking cost. 

 

STORE-n-STY will try to re-let the property for the full brochure price but reserves the right to offer a discount for late availability in order to be able to secure a booking. The amount refunded to the Client will take the difference between the original booking cost charged to the Client and any such reduction into account when calculating the refund due to the Client.

 

Should a cancellation be made before payment of the balance, and STORE-n-STY or their agents are unable to re-let the whole period, the deposit will be forfeited. In such an instance, there would be no administration charge. 

 

If STORE-n-STY or their agents are unable to re-let the property at all then all monies paid by the Client shall be forfeited to STORE-n-STY.​

 

Travel insurance

 

The Client is responsible for taking out suitable travel insurance for themselves and their party to cover their booking. STORE-n-STY strongly recommends that the Client obtains travel insurance to cover circumstances beyond the Client’s control including, but not limited to, illness (including Covid-19); a recommendation or requirement to self-isolate, shield or quarantine; family emergencies; travel delays; a call to jury or military service; or a change in personal or work circumstances.

 

Covid-19 is now a known risk and several organisations offer travel insurance which includes cover for Covid-19 related cancellations.

 

Changes of date

STORE-n-STY may consider a request to change the date of a booking after confirmation has been issued. Agreement will be given provided that the request is received more than eight weeks prior to the start of the rental.  

Any change of date will require the Client to pay any additional amount due if the new date of the booking falls during a period when the rental rate is higher than the rental rate charged for the booking that is cancelled. Equally, if the new date falls during a period when the rental rate is lower than the rental rate charged for the original booking, STORE-n-STY reserves the right to charge the amount of the original rental. Notwithstanding the above, the Client will be liable for an administration fee of £25 when changing the date of a booking. 

Where the date of the booking is changed the new booking must fall within 12 months of the date of the original booking. STORE-n-STY will only accept a second change of date in exceptional circumstances, entirely at its own discretion.

 

Pets

STORE-n-STY is a pet free property and does not accept dogs, cats or other animals.

 

Governing law

These Booking Terms and Conditions are governed by the law of England and Wales, and are subject to the exclusive jurisdiction of the courts of England and Wales.
